Existing Structural Evaluations

Engineer checking a crack in a concrete stair

Overview

Before buying, leasing, remodeling or repairing a building, it helps to know how it is built, what condition it is in, and how it would perform in an earthquake. We review the available drawings, observe the structure on site, and report our findings, using ASCE 41 screening methods where a seismic evaluation is wanted, with recommendations in plain terms.

Please note: we do not provide bridge evaluations or bridge engineering, which is a separate specialty.

Typical Projects

  • Pre-Purchase and Due-Diligence Structural Reviews
  • Condition Assessments of Aging Buildings
  • Seismic Screening and Evaluation of Existing Buildings
  • Damage Assessments After Fire, Water or Impact

Common Structural Needs

Drawings and Records

Original plans and past alteration records, compared with what is actually built.

Visible Distress

Cracking, settlement, deflection and foundation movement that suggest overstress.

Lateral Force-Resisting System

How the building resists earthquake and wind, and any deficiencies, screened with ASCE 41 checklists where appropriate.

Deterioration

Corrosion, rot and water damage that has reduced capacity.

Past Modifications

Walls, openings or equipment added without permits.

Scope and Limits

A visual, non-destructive review of accessible areas unless testing is agreed, with what was not reviewed stated in the report.
